Condo and Co-Op Buildings three or more stories in height
require Milestone Inspections & Structural Integrity
Reserve Studies (SIRS) every ten years, to ensure a
building’s safety through evaluation of structural
condition, and establish necessary funds for future major
repairs.
Associations existing on or before July
1, 2022 must have a SIRS completed by December 31, 2024.
Failure to complete a SIRS constitutes a breach of officers’
fiduciary duty.
Milestone Inspection must be
performed by December 31, 2024 for buildings 25 years of
age, within 3 miles of the coast, 30 years of age everywhere
else, and every 10 years thereafter.
We establish a minimum funding schedule required to
comply with the new law.
The total projected funds in the reserve study need not be laid out right away.
