South Florida Buildings subject to RE-CERTIFICATION:

In the past, buildings over a certain size in Broward (3,500+ square feet) and Miami-Dade (2,000+ square feet) Counties required structural and electrical safety inspections at 40 years of age and every ten years thereafter, for these Counties’ Building Re-Certification programs.

With the passing of Florida SB 4-D (the Building Safety Act), Broward and Miami-Dade have changed the initial inspection age to 25 years or 30 years, for all Buildings subject to Re-Certification. Palm Beach County is considering implementing a similar program, and the various Building Departments are implementing the same requirements. So in many jurisdictions, an Electrical Inspection and Re-Certification Report are required during the Milestone compliance process.

The local Building Department notifies those buildings requiring inspection each year. The owner of a building then has (typically) 90 days to submit the required Safety Inspection reports. If repairs are necessary, the owner has (typically) 180 days to correct any deficiencies

Our Approach to RE-CERTIFICATION:

SIMPLER ENGINEERS provides the requisite Structural Building Inspection and Re-Certification for the Milestone process, and the Electrical Inspections and Re-Certification (if required) in a simple and efficient process.

Our engineers evaluate the structural safety of your building(s) based on the criteria set forth in the law – No more and no less. We will not un-necessarily “fail” the building(s) for items that are not strictly required to comply. The purpose is not to determine if the condition of an existing Building is in compliance with the current Codes.

In the event that deficiencies are identified, we advise the stake-holders of the options; we can provide associated repair cost forecasts to support the Association’s planning. Our expertise allows us to provide the Association with turn-key solutions including project specifications, contractor selection and project management for repairs.

Above and beyond the minimum requirements to comply with the program, we advise stake-holders of any additional recommended maintenance and repairs, such as addressing superficial defects and waterproofing issues, or system upgrades, as is typical for buildings of a certain age. This work is not required to “pass” the inspection.

Repairs that are incidental and nonlife threatening can be completed at a later date.
